Creating an office and retail hub from an empty building in a prime position.
The Central Point building was previously an empty office block. Stood on the corner of Linthorpe Road and Southfield Road, it occupies a prime position, close to both the university and the town centre.
The upper floors were fully refurbished as modern office space, finished to a high specification incorporating fully glazed partitioning, passenger lift, suspended ceilings, Cat II lighting, points for power and data, new carpets and kitchen facilities. Extensive car parking is available to the rear and basement.
The ground floor gained planning for a change of use to retail, with new high street frontage. The retail units soon attracted some of Middlesbrough’s big names, including Cream’s Cafe and Oven Restaurant. Within 6 months, all retail and office units were fully let. The development added £3m to the value of the building.
